THE AFT GUEST CABIN is reached from the saloon via illuminate steps, and is equipped
with two single beds, with fill in cushions to convert into a double. The en-suit
bathroom is equipped with toilet and shower, the latter being larger than normal and
has a ‘sit down' facility. There are ample stowage cupboards and two full height
wardrobes. A CD/radio is installed in the bedside table with a TV to port. The air
conditioning plant is fitted under the port bed with controls on the same side.

THE CREW CABIN is forward and reached through a hatch on deck. A toilet and shower
compliment two single berths. Stowage space is available under both beds and in a
hanging cupboard. A casette/radio is installed. The air conditioning unit is installed
under the port bed with the controls on the aft bulkhead. The starboard bank was
modified to give a wider berth.

THE DECK SALOON LEVEL has seating on both sides and forward. It is equipped with an
electrically raised bar and a dining table to port which can also be raised and lowered
electrically. A coffee table is located to starboard. Cupboards to port house the
Samsung TV / VCR, CD radio and DVD. A mini fridge is fitted on the forward side.

THE GALLEY, located to starboard is fitted with the following equipment: 4 burner
ceramic hob with overhead hood/extractor and full size oven underneath, full size
fridge/freezer Balay, Candy automatic washing machine, hand vacuum cleaner and various
electrical items, such as kettle, mixer, toaster etc. The floor level cupboards are
topped by a marble look work surface, which house the twin stainless sink units. High
level cupboards house a full inventory of crockery while cutlery is stowed in
drawers. A security door leads on to the starboard deck.

NAVIGATION:
THE WHEELHOUSE is located forward of the saloon with the wheel to port, with the 4
lever Hynautic hydraulic engine controls immediately to starboard. Navigational and
communications equipment consists of: Riviera steering compass, Traine & Traine Mini M
satellite phone coupled to a Sagem fax machine, 2 x Icom IC M1 Euro hand held VHF
transceivers with drop in chargers, Shipmate RS 8110 VHF, Avon ERT 200 VHF, Robertson
AP 200 DL autopilot, Robertson Dataline colour chart plotter with 4 map cartridge
automatic change over unit, Furuno SFS 3000 SSB receiver, Furuno 72 mile radar, Furuno
FVC 663 colour echosounder, Colour monitor for engine room cameras, Furuno GP 31 GPS,
Nasa Target Navtex, and B & G Focus echosounder. Engine instrumentation is
comprehensive, as is the engine alarm system.

The main electrical systems for 24 volts d.c. and 220 v.a.c. (shore supply, port and
starboard generators) are controlled from a console to starboard, just ahead of the
chart table. The 24 d.c. to 220 v.a.c. inverter is housed below the chart table. L-
shaped companion seating is located to starboard and has stowage space underneath. The
bookshelves and flag locker and the companion seats are upholstered to match the rest
of the décor in the wheelhouse.

MECHANICAL EQUIPMENT:
THE ENGINE ROOM, reached from a spiral staircase in the after end of the saloon,
through a security door is well laid out and houses the twin main engines (MAN 1100 hp
each. Outboard of the main engines are the two Onan 16 kW generators, which like the
starboard engine, together with the air intake and exhaust fans. The exhaust system was
modified and now exhausts under water, outboard of the gearboxes. The 4 x 6 volt high
capacity bank of service batteries were renewed in 2008. The separate generator
starting batteries new in 2009 (there is a separate battery charger for the generator
batteries), are maintenance free, and are housed aft of the starboard engine, while the
high capacity engine starting batteries (new in 2009) are to port. Amidships (against
the after bulkhead) are the 3 Condaria air conditioning compressors. Above the
compressors are the main pumps for the toilet system (an extra pump with change over
valves is mounted forward), bilges, fire fighting and fresh water. Aft and outboard on
each side are the two calorifiers of 60 liters each. Large temperature and pressure
gauges, together with 2 mini cameras are mounted in a manner that they can be viewed on
the wheelhouse monitor. The six fuel tanks are located against the forward bulkhead and
can be isolated individually. Prior to reaching the engines, the fuel runs through twin
Racor filters for either engine. To port of the engine room door are 3 switch panels
for operation of submergable bilge pumps (manual/off/automatic). The pumps are located
under the master cabin bed, the after end of the engine room and under the aft guest
cabin bed. A fourth submergible pump is installed in the lazzerette bilge, and is wired
for automatic operation only. The floorboards were renewed and manufactured out of
checkerplate aluminium of 5 mm. All underwater fittings and sea cocks were renewed in
2008.

DECK:
THE TEAK LAID DECK is well equipped with the following equipment: Lofrans Titan 2000
Watt windlass. This windlass may be operated from either deck-mounted switches, a hand
remote control or from switches in the wheelhouse and on the flybridge. A danforth
anchor is equipped with approximately 100 meters of ½" (12.5 mm) chain. A spare anchor
is housed in the lazzerrett on the end of 50 meters of rope and a short length of
chain. A teak deck locker houses various warps and mooring lines. There are 2 cleats
forward, 2 amidships and 2 aft. Lofrans mooring winches are mounted on either quarter.

All the deck is surrounded by 35 mm stanchions and hand hail. Large sun bathing
cushions are laid forward of the windscreen. A hatch at the starboard quarter leads in
to the lazzerett in which are located various spare parts, the stern thruster motor
(Vetus 160). This unit operates off the engine starter batteries. There are the two
high capacity battery chargers for the service and starting batteries. Also in this
area are the electro/mechanical drive unit for the passarelle and the receiver for the
remote control of same. An HRO Reverse Osmosis system is housed to port of this space.

THE AFT DECK is equipped with a folding table, which can seat up to 8 persons. The
folding chairs for this table are located in various areas of the vessel together with
folding stools. Overhead lighting illuminates the aft deck and both side decks.

An electro hydraulic passarelle is fitted centrally through the transom and is operated
either from local switches or from key ring type radio controlled remote units. The
passerelle when retracted stows in the lazzerette and partially in the gap below the
aft deck and the ceiling of the aft cabin.

Located either side of the large stainless steel/glass saloon access are lockers. In
the port locker there are controls for emergency engine stop (separate), fuel shutoff
(separate), air shutoff (separate), and a 4 kilo hand held fire extinguisher. The main
fire fighting hose is also located in this space. There are also hand held fire
extinguishers located throughout the vessel, and like all safety equipment on board,
these are serviced annually by authorized agents.

THE TEAK DECKED FLYBRIDGE is reached via stairs from the wheelhouse and has the
steering position to starboard. Like the wheelhouse, the steering is hydraulic.
Comprehensive engine instrumentation is complemented by controls and indicators for the
hydraulic trim tabs, remote control for the auto pilot, controls for the Sanshin search
light (another control is installed in the wheelhouse) and a second Furuno GPS. The
magnetic steering compass is a Constellation.

A large U-shaped seating area is complimented by a teak dining table. Stowed inside the
starboard seating are the life jackets, and an eight man life raft new in 2007 is
stored aft of the seating. The life raft is serviced annually by approved agents. 2 x
liferings are stowed outboard of the liferafts. The radar arch on which are mounted the
various antennas, separates the seating area from the dinghy stowage space. Mounted on
the arch is a pair of waterproof loudspeakers, fed from the saloon stereo system, with
their own separate volume controls. The white Bimini top is stowed against the forward
end of the radar arch when not in use. Covers are used to protect the seating, console,
wheel, crane and dinghy.

facilities. Engine monitoring instruments, together with trim indicator, are installed
on the console of the dinghy. Both dinghy and outboard were purchased new in 2002 and
have had minimal use. The dinghy is launched and hauled using an electrically powered
crane (overhauled). The crane is conveniently stowed out of sight between the dinghy
and flybridge seating.

SERVICE HISTORY AND CONSTRUCTION:
Built by Cantieri San Lorenzo, Viareggio, Italy
Gross & Nett: 74.72

THE HULL: The two shafts were renewed using 80 mm in place of the original (new in
2002). The existing bow and stern thrusters were removed and replaced by Vetus
equipment, a single 160 aft (operating off the engine starting batteries) and a double
160 installation forward, again with their own batteries and charger. All three
thrusters may be operated from either the wheelhouse or from the flybridge.

In 2007, the hull was examined and found to be free of osmotic blistering, but very
humid. The vessel was hold out of water in September 2007, the gel coatings were
plained and shotblasted off, and after a suitable drying period, six coats of West
Epoxy were applied together with a filling and fairing coat. A barrier coat was applied
prior 2 coats of antifouling paint. All the through hull fittings and the respective
sea cocks were replaced by new items. The above treatment is guaranteed for a five
years period by the contractor who carried out the works and is transferable to a new
owner. The vessel was relaunched in the summer of 2008.

Although the vessel has had a minimal use since purchased in 2001, all mechanical,
electrical and safety equipment has been maintained as for sea going duties.

In June 2009, the vessel was hauled out for drying period, polished and antifouled.

BROKERS COMMENTS:
This exceptional three cabin San Lorenzo 70 has a unique interior and flybridge
arrangement built to the highest specification possible. Both engines have been
overhauled and she has been fitted with oversized bow and sternthrusters by a
fastidious owner.
