General Description

Observations from Survey
These are the observations from a survey dated 6/2004:

"The vessel is a 64' ketch designed by Stephen Seaton. Her hull number as assigned by Mr. Seaton is reported to be #17 although not found on the hull. She is 64'9' length overall, 52'0" length on waterline, 6'9" draft, with a sail plan of 1889 sq. ft. and a displacement of 32 tons.

Durbeck Marine constructed the hull and deck. Her hull and deck are complete. She is constructed of fiberglass reinforced polyester resin with a balsa wood core. The rudder is installed as is the propeller, shaft, cutlass bearing and packing gland.

All of the chainplates are installed and secure. Four deck winches have been mounted. The hatches and portholes are in place but not secure. The propeller is a VP-propelleranleag, VP-unit installed and appears to be functional. Edison steering is installed.

There is a Perkins 6-354 marine diesel engine with a paragon marine gear attached, on engine beds, but not mounted or aligned. There is an 8 kW Onan generator in the engine room but not installed.

All bulkheads are secure and in place. The rough carpentry is 90% complete and the jointery is approximately 10% complete. Aluminum fuel tanks are installed but no fuel pumping has been done. The major thru hull fittings are complete with seacocks. Two marine heads are installed. The vessels plumbing is estimated at 40% complete.

The electrical panels are installed but the vessel's electrical system is only about 10% complete. The galley is 90% complete with all counters in place, a Hertiage LPG stove and iceboxes are installed. There is no refrigeration at this time.

There is an Albina Anchor Windlass installed on deck. No mast or rigging was observed.


Layout
The layout is as follows from Fore to Aft:

Chain locker, head midships in middle of forward, no bunks only storage. There are two cabins with bunk beds on each side. The galley with counters and stove to port and the iceboxes are to starboard. There is a navigation station aft the galley to starboard with the main salon midships and to port. Midships is the ladder to the cockpit above. There is a companionway down the starboard side with the engine room midships, extending to the port hull. Fully aft is the master stateroom. Forward of this stateroom is the master head.


Surveyor's Discussion
Because of the age of the hull from first lay up, the extended time of construction and the age of the mechanical equipment on board, coupled with the fact that when completed she will be a "new" boat for all practical purposes, there is no conventional estimating approach to value her. The engine, transmission and generator have never been run and should be overhauled before starting.

The hull and deck may be considered approximately 15% of the value of the boat and therefore the rigging, machinery, carpentry, jointery, plumbing, electrical, galley, etc. would comprise the remaining 85%. At this point is is estimated 80% of the material has been purchased but this must be depreciated even though new at the time of purchase.

The following values are based on the surveyor's experience of over 25 years in the industry. The "present" value is believed to be between $200,000 and $225,000. "Fair market value" upon completion is estimated to be $950,000.

If all of the work was contracted, the surveyor estimates the cost to complete to be around $400,000. With $240,000 in labor and $160,000 in material.
